Weather can make a turn for the worst at any minute. In a state with four (or more!) seasons, it’s important to be on top of the wear and tear of your home’s roof. Getting a roof inspection done twice a year can help identify potential problem areas before they turn into disasters.
What Should I Expect During an Inspection?
So what’s the deal with a roof inspection? A full inspection of your gutters, roof, and any features on your roof will be inspected thoroughly. We may need access to your attic, so we prefer that you are home during the inspection. We look for signs of wear and tear of your shingles, flashing, gutters, and chimney, and we also check for moisture buildup and any signs of mold. We check for proper insulation and ventilation.
What do we look for in terms of repairs or replacements? We begin with your gutters. We check that they are flush with your home and look for excessive shingle granules in the gutters. When granules begin to shed off of the shingles on your roof, this is a sign of wear. We then move on to the flashing of your home, to ensure it has been properly installed and free of potential for leaks. We look at your shingles and determine what shape they are in. Are there any shingles missing, curling, rotting? Are there any loose shingles. We also look for plant growth on the shingles as well as any tree branches that may be touching your roof causing wear on the shingles or other aspects of the home. We look at the structure of your roof to ensure the roof is not sagging nor are there signs of mold or rotting wood.
When is the Best Time to Schedule a Roof Inspection?
Think your roof is in great condition? Even a roof that has never had problems in the past has potential for new leaks, wear, and damage. Preventing structural damage is the top reason for getting regular roofing inspections. The perfect time to do this is at the end of summer, before leaves and/or snow starts falling. We recommend a second roofing inspection in spring to ensure that the winter did not put too much stress on your roof.

We had a roof inspection done by American Roofing and they helped us determine the overall health of our roof and found a loose gutter on our second story, which could have lead to future issues had we not had them come out for an inspection!
